Terms and Conditions
Effective Date: May 22, 2026
Last Updated: September 15, 2026
These Terms and Conditions (“Terms”) govern your access to and use of the Travina platform at travina.co (the “Platform”), operated by Travina LLC (“Travina,” “we,” “us,” or “our”). By creating an account or using the Platform, you agree to these Terms and to our Privacy Policy.
If you do not agree, do not use the Platform.
1. The Platform
Travina is a private, vetted network that connects professional Users:
- Travel Advisors — travel professionals who book travel for clients. An advisor may hold a Solo Advisor account or may be affiliated with an Agency, as described in Section 4.
- Agencies — travel agencies and host agencies that maintain an account on the Platform and affiliate one or more travel advisors with it.
- Property Managers — owners and managers of vacation rental properties.
The Platform allows approved Users to browse listings, communicate with each other, and arrange vacation rental bookings.
Travina is not a booking, payment, or escrow platform. Travina does not facilitate, process, or hold any payments related to bookings, commissions, deposits, or rental income. All bookings, contracts, payments, and commission arrangements are made directly between travel advisors or their Agencies and property managers, outside the Platform.
Travina charges property managers a platform fee for access to and use of the Platform, as described in Section 3. That fee is calculated by reference to the value of bookings originated through the Platform. It is a fee owed by the property manager to Travina for use of the Platform. It is not a share of, deduction from, or interest in any booking payment, and Travina does not receive, hold, or disburse any funds paid by a guest.
2. Eligibility and Account Registration
2.1 Eligibility
To use the Platform, you must:
- Be at least 18 years old
- Be authorized to do business in the United States
- For travel advisors: be a licensed or credentialed travel professional actively representing clients
- For Agencies: be a travel agency authorized to do business in the United States, and be represented by an individual with authority to bind the Agency to these Terms
- For property managers: own, manage, or be authorized to list the properties you submit
- Successfully complete Travina’s application and manual approval process
Travina reserves the right to approve, deny, or revoke access at its sole discretion.
2.2 Account Registration
You agree to provide accurate, current, and complete information during registration and to keep your account information updated. You are responsible for:
- Maintaining the confidentiality of your username and password
- All activity that occurs under your account
- Notifying Travina immediately of any unauthorized access or security breach
You may not share your account credentials or transfer your account to anyone else.
3. Platform Fees (Property Managers Only)
3.1 Platform Fee
Property managers pay Travina a platform fee on each Qualifying Booking, calculated as a percentage of the Rental Rate. There is no subscription fee, listing fee, or other recurring charge for access to the Platform.
Travina’s standard platform fee rate is 3%. Your applicable rate is presented to you at the time you are approved to list properties on the Platform, is stated in your account, and applies to all Qualifying Bookings for your account unless changed under Section 3.8. By listing properties on the Platform, you agree to the rate stated in your account.
Rates may differ between property managers.
3.2 Rental Rate
“Rental Rate” means the total nightly rate charged to the guest for the reserved dates, before the addition of any other charge.
Rental Rate excludes:
- All guest-facing fees charged by the property manager, including without limitation cleaning fees, pet fees, extra guest fees, resort or amenity fees, damage waivers, and administrative or booking fees
- Taxes of any kind, including occupancy, sales, and lodging taxes
- Refundable security deposits
- Travel insurance premiums
- Any fee charged by the property manager’s own booking or payment platform to the guest
If the property manager applies a discount to the nightly rate, the Rental Rate is the discounted amount actually charged to the guest.
3.3 Qualifying Bookings
A “Qualifying Booking” is a reservation that (a) is made by a travel advisor with an active Travina account, (b) is for a property listed on the Platform, (c) originates from the advisor’s use of the Platform, and (d) results in a Completed Stay.
A “Completed Stay” means the guest has taken occupancy and the reservation has reached its scheduled checkout date. No platform fee is owed on a reservation that is canceled before check-in, regardless of whether the property manager retains any portion of the guest’s payment.
3.4 Booking Records
Travel advisors record bookings on the Platform, including the property, check-in date, checkout date, and Rental Rate. Travina calculates the platform fee from the recorded Rental Rate.
Travel advisors are responsible for recording bookings accurately and promptly. Where an advisor is affiliated with an Agency, the Agency is jointly responsible for the accuracy of bookings recorded by its affiliated advisors. Property managers are responsible for reviewing recorded bookings against their own records.
3.5 Review Period
Travina will notify the property manager when a booking is recorded against one of their properties. The property manager may flag a recorded booking for correction at any time up to and including the scheduled check-in date.
If a booking is not flagged by the end of the check-in date, the recorded details are deemed accepted by the property manager for purposes of calculating the platform fee.
Flagging a booking pauses the platform fee for that booking until the record is corrected or confirmed. Travina will contact the property manager and the advisor, and where the advisor is affiliated with an Agency, the Agency Administrator, to resolve the discrepancy. Travina’s determination of the recorded Rental Rate is final for purposes of calculating the platform fee only, and does not determine any amount owed between the property manager and the travel advisor or Agency.
3.6 Billing
Property managers must keep a valid payment method on file to list properties on the Platform.
Travina charges the platform fee to the payment method on file seven (7) days after the scheduled checkout date of each Qualifying Booking. By listing properties on the Platform, you authorize Travina and its payment processor to charge that payment method for platform fees as they become due.
The platform fee and the advisor commission are separate obligations on separate schedules. The platform fee is charged by Travina seven days after checkout. Commission is paid by the property manager directly to the advisor or Agency within forty-five days of checkout, as described in Section 6.3.
3.7 Late or Failed Payment
If a payment fails or a platform fee remains unpaid, Travina may suspend your listings and your access to the Platform until the balance is paid. Suspension does not extinguish any platform fee already owed.
3.8 Fee Changes
Travina may change your platform fee rate with at least thirty (30) days’ advance notice. A change will not apply to bookings recorded before the effective date of the change. If you do not accept a change to your rate, your remedy is to remove your listings and close your account before the change takes effect, subject to any platform fee already owed under Section 11.
3.9 Taxes
Platform fees are exclusive of any applicable taxes. You are responsible for any taxes owed on amounts you pay to Travina, other than taxes on Travina’s income.
3.10 Circumvention
Property managers, travel advisors, and Agencies may not structure, characterize, or route a booking for the purpose of avoiding the platform fee. This includes recording a booking at a Rental Rate lower than the amount actually charged to the guest, shifting amounts out of the nightly rate into guest fees in order to reduce the Rental Rate, and arranging for a booking that originated on the Platform to be treated as unrelated to the Platform.
Travina may suspend or terminate the account of any User who circumvents or attempts to circumvent these provisions.
3.11 Continuing Relationships
Where a travel advisor and a property manager are first introduced through the Platform, any subsequent booking between them for that property manager’s properties is treated as originating from the advisor’s use of the Platform under Section 3.3, and must be recorded on the Platform, for twelve (12) months following the checkout date of their most recent Qualifying Booking. Each Qualifying Booking restarts this period.
Neither party may agree, arrange, or encourage the other to conduct bookings outside the Platform during this period in order to avoid recording a booking or incurring a platform fee.
This Section does not apply to a relationship between a travel advisor or Agency and a property manager that existed before either party joined the Platform. It does not create exclusivity, does not restrict either party from working with the other after the period ends, and does not restrict either party from working with anyone they find outside the Platform.
4. Advisor and Agency Accounts
4.1 Advisor Access
Travel advisors may use the Platform without paying any fee. Travina reserves the right to introduce fees or paid tiers in the future, with advance notice.
Travel advisors agree to record bookings on the Platform accurately and promptly, including the Rental Rate as charged to the guest.
4.2 Account Types
Every advisor account on the Platform is either:
- Solo Advisor — an advisor not affiliated with an Agency. A Solo Advisor manages their own account and their own commission payment details, and commission for their bookings is payable to them directly.
- Affiliated Advisor — an advisor affiliated with an Agency account. Commission for an Affiliated Advisor’s bookings is payable to the Agency, not to the advisor, as described in Section 4.6.
An advisor may be affiliated with only one Agency at a time.
4.3 Agency Accounts and Agency Administrators
An Agency account is held by a travel agency and controlled by one or more individuals designated as Agency Administrators. The individual who creates an Agency account represents and warrants that they have authority to bind the Agency to these Terms and that all information provided about the Agency is accurate.
An Agency Administrator may:
- Invite travel advisors to affiliate with the Agency
- View the profile, listing activity, and booking records of Affiliated Advisors, including property, dates, Rental Rate, commission amount, and payment status
- Set and manage the commission payment details to which property managers remit commission for Affiliated Advisors’ bookings
- Communicate with property managers regarding Affiliated Advisors’ bookings
- End an advisor’s affiliation with the Agency
4.4 Invitations and Affiliation
An Agency Administrator may invite an advisor to affiliate with the Agency by submitting the advisor’s email address. If the advisor does not currently have an account with Travina, the account will be auto-generated when the Agency Administrator inputs their email address. If the advisor already has a Solo Advisor account and is not yet affiliated with an agency, the Affiliation takes effect only when the advisor accepts the invitation.
An advisor who already holds a Solo Advisor account keeps that account and its history, and affiliation applies only from the date the invitation is accepted.
Travina may independently review and approve any advisor invited by an Agency. Affiliation with an approved Agency does not by itself grant an advisor access to the Platform.
4.5 Agency Administrator Access to Advisor Information
By accepting an invitation to affiliate with an Agency, an advisor acknowledges and agrees that Agency Administrators will have access to the information described in Section 4.3, including the advisor’s booking records and commission amounts, and that Agency Administrators control the commission payment details associated with the advisor’s bookings.
Travina displays the Travina Pledge and Terms and Conditions the first time an advisor logs into the platform. In the case that a User is added to an Agency and believes this to be in error, the advisor can contact Travina at support@travina.co for assistance.
Agency Administrator access applies to bookings recorded while the affiliation is active and, after the affiliation ends, to the historical record of those bookings. It does not extend to bookings the advisor recorded before the affiliation began or after it ended.
4.6 Commission Payee
The Platform designates a commission payee for each recorded booking. For a Solo Advisor, the payee is the advisor. For an Affiliated Advisor, the payee is the Agency.
A property manager who remits commission to the payee designated on the Platform for a booking has satisfied its commission obligation for that booking. A property manager is not responsible for any onward payment between an Agency and its advisors.
The payee for a booking is determined by the advisor’s affiliation status at the time the booking is recorded, and does not change if the affiliation later ends.
4.7 Agency Responsibility
An Agency is responsible for:
- The accuracy of the commission payment details it maintains for Affiliated Advisors
- Its advisors’ compliance with these Terms and the Travina Pledge while affiliated
- Any amounts it owes to Affiliated Advisors from commissions it receives
- Ensuring it has the right to receive commission on behalf of each Affiliated Advisor
Travina is not responsible for commission payment details supplied by an Agency, or for any loss arising from inaccurate, outdated, or fraudulently altered payment details.
4.8 Ending an Affiliation
An Agency Administrator may end an advisor’s affiliation at any time. An advisor may leave an Agency at any time by contacting Travina.
When an affiliation ends, the advisor’s account reverts to a Solo Advisor account and the advisor becomes responsible for their own commission payment details going forward. Bookings recorded before the affiliation ended remain payable to the Agency under Section 4.6.
Ending an affiliation does not affect any obligation between the Agency and the advisor.
4.9 Travina Is Not a Party to Agency and Advisor Arrangements
The relationship between an Agency and its advisors, including any commission split, employment or contractor status, chargeback, or other financial arrangement, is solely between them. Travina is not a party to it, does not set or enforce any split, does not hold or transmit any amount between an Agency and an advisor, and will not adjudicate any dispute between them.
5. The Travina Pledge
All Users agree to the Travina Pledge, which sets out the professional standards every member commits to. Violations of the Pledge may result in suspension or termination.
6. Bookings, Contracts, Payments, and Commission
This section is critical. Please read it carefully.
6.1 Travina’s Role Is Limited
The Platform is a venue for travel advisors, Agencies, and property managers to find each other and communicate. Travina is not a party to any booking, rental agreement, contract, payment, commission arrangement, or any other transaction between Users. Travina does not:
- Process, hold, or transmit any booking payments, deposits, rental income, or commissions
- Set, negotiate, or guarantee commission rates
- Ensure, collect, or guarantee payment of any commission owed between Users
- Set, enforce, or guarantee any commission split between an Agency and its advisors
- Issue contracts between travel advisors, Agencies, and property managers
- Verify the financial standing, solvency, or trustworthiness of any User beyond initial application review
- Confirm or guarantee property availability
- Verify or guarantee the accuracy, completeness, or currency of any listing or property information
- Inspect, manage, or oversee any property
- Manage any guest relationship, check-in, check-out, or guest experience
Travina’s review of a flagged booking record under Section 3.5 is limited to determining the Rental Rate for the purpose of calculating its own platform fee. It is not a determination of any commission owed, and it does not make Travina a party to or arbiter of the underlying transaction.
6.2 User-to-User Responsibility
All contracts, payments, commissions, deposits, refunds, cancellations, taxes, and any other financial or contractual matters are solely the responsibility of the travel advisor or Agency and the property manager. Each party is responsible for their own:
- Booking terms and conditions
- Payment collection and processing
- Commission agreements and timely payment
- Cancellation and refund policies
- Compliance with state, federal, and local laws (including Seller of Travel registration where applicable, tax collection, occupancy taxes, and consumer protection laws)
- Insurance, indemnification, and liability arrangements
6.3 Commission Terms
Commission rates are set by the property manager and displayed on their listings. Unless the property manager and the commission payee agree otherwise in writing:
- Commission applies to the Rental Rate as defined in Section 3.2, and excludes all guest-facing fees, taxes, and security deposits
- Commission is owed on completed stays only, and no commission is owed on a canceled reservation
- Commission is payable by the property manager directly to the payee designated for that booking under Section 4.6, within forty-five (45) days of checkout
These are default terms displayed on the Platform for the convenience of Users. The agreement itself is between the property manager and the advisor or Agency, and Travina is not a party to it.
6.4 Guest Experience
Travina is not responsible for the guest experience. This includes, without limitation, the condition of any property, accuracy of listings, property amenities, cleanliness, safety, accessibility, guest behavior, neighbor issues, local regulations, or anything that occurs before, during, or after a guest’s stay.
6.5 Disputes Between Users
Travina does not adjudicate disputes between Users. If a dispute arises, including disputes about bookings, commissions, commission splits, cancellations, property condition, or guest behavior, Users are responsible for resolving it directly. Travina may, at its sole discretion, suspend or terminate accounts of Users involved in repeated disputes or violations of the Pledge.
6.6 Listing Accuracy
Property managers are solely responsible for the accuracy, completeness, and currency of their own listings, including descriptions, photos, pricing, availability, amenities, and policies. Travina does not create, verify, or guarantee listing content and is not responsible for any errors, omissions, outdated information, or other inaccuracies in any listing or property information. Travel advisors are responsible for confirming all listing details directly with the property manager before relying on them.
6.7 Commissions
Travina is not responsible for any unpaid, late, partial, miscalculated, or disputed commissions. Commission terms are set and agreed directly between the property manager and the advisor or Agency, and the collection and payment of commissions is solely their responsibility. Travina does not guarantee that any commission will be paid and has no obligation to collect, enforce, or mediate any commission owed between Users.
Travina has no obligation of any kind with respect to amounts owed by an Agency to its advisors.
6.8 Guest Relationships
Where a booking is recorded on the Platform, the guest relationship belongs to the travel advisor or Agency that arranged it.
A property manager may communicate directly with the guest as needed to operate the stay, including booking confirmation, payment, check-in and checkout instructions, property access, house rules, and any issue arising before, during, or after occupancy.
A property manager may not use guest contact information obtained through a booking recorded on the Platform to market future stays to that guest, or to solicit a repeat booking that bypasses the advisor or Agency, for twelve (12) months following checkout. A booking a guest initiates independently is not a violation of this Section, and the property manager must inform the advisor or Agency of any such booking so it can be recorded under Section 3.11.
This Section does not restrict a property manager’s relationship with a guest who was their customer before the recorded booking.
7. User Conduct
You agree not to:
- Use the Platform for any unlawful purpose
- Misrepresent your identity, credentials, or affiliation
- Invite or claim affiliation with an advisor who is not affiliated with your Agency, or misrepresent your authority to act for an Agency
- List properties you are not authorized to list
- Record bookings inaccurately, or fail to record a Qualifying Booking
- Solicit Users for purposes unrelated to vacation rental bookings
- Attempt to circumvent the Platform’s vetting process or its fee provisions
- Scrape, copy, or harvest data from the Platform
- Upload malicious code, attempt to disrupt the Platform, or compromise its security
- Harass, threaten, or abuse other Users
- Violate any applicable law or regulation
- Take a relationship formed on the Platform outside the Platform in order to avoid recording a booking or incurring a platform fee
- Market directly to a guest introduced through a recorded booking with the goal of circumventing the advisor, in violation of Section 6.8
Travina may suspend or terminate accounts that violate these Terms. Suspension or termination of an Agency account may affect the access of its Affiliated Advisors.
8. User Communications
All communications between Users are expected to be professional and consistent with the Travina Pledge. Travina may store, review, and use communications as described in the Privacy Policy.
Users should not share sensitive personal information, such as Social Security numbers, full payment card details, or government-issued ID numbers, through Platform messages.
9. Listings and User Content
9.1 License to Travina
When you submit content to the Platform, including listings, photos, descriptions, messages, application materials, and reviews, you grant Travina a non-exclusive, worldwide, royalty-free license to use, host, display, reproduce, and distribute that content for the purpose of operating and promoting the Platform.
9.2 Accuracy
You represent that any content you submit is accurate, that you have the right to submit it, and that it does not infringe on any third party’s rights.
9.3 Removal by Travina
Travina may remove any listing, property, content, or User from the Platform at any time, with or without notice, for any reason or no reason, including content that violates these Terms or the Pledge, or that we determine, in our sole discretion, is inappropriate.
9.4 Removal by Property Managers
Property managers may remove their own listings from the Platform at any time through their account settings or by contacting Travina. Removing a listing does not affect any platform fee already owed on a booking recorded before removal, and does not affect any commitments or arrangements already made directly with a travel advisor or Agency.
10. Intellectual Property
The Platform, including software, design, logos, trademarks, and all content other than User-submitted content, is owned by Travina or its licensors and is protected by intellectual property laws. You may not copy, modify, or reuse any part of the Platform without our express written permission.
11. Account Termination
Travina may suspend or terminate your account, or remove any of your listings or properties, at any time, with or without notice, for any reason, including violation of these Terms, the Privacy Policy, or the Pledge. You may close your account at any time through your account settings or by contacting us.
Upon termination:
- Your access to the Platform ends immediately
- Any platform fee owed on bookings recorded before termination remains payable, including fees on stays that complete after termination
- Any commission owed to a travel advisor or Agency remains the property manager’s obligation
- Any amount owed by an Agency to its advisors remains the Agency’s obligation
- If an Agency account is terminated, its Affiliated Advisors revert to Solo Advisor accounts, subject to Travina’s right to review those accounts
- Provisions of these Terms that by their nature should survive (including Sections 3, 4, 6, 12, 13, 14, and 15) will continue to apply
12. Disclaimers
THE PLATFORM IS PROVIDED “AS IS” AND “AS AVAILABLE.” TRAVINA MAKES NO WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.
Without limiting the foregoing, Travina does not warrant that:
- The Platform will be uninterrupted, error-free, or secure
- Any listings, properties, or User information are accurate, complete, or reliable
- Any User will perform their obligations to another User
- Any Agency will remit any amount to any advisor
- Any specific booking, commission, or revenue outcome will result from using the Platform
13. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, TRAVINA AND ITS OFFICERS, EMPLOYEES, AND AFFILIATES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOST PROFITS, LOST REVENUE, LOST DATA, OR REPUTATIONAL HARM, ARISING OUT OF OR RELATED TO YOUR USE OF THE PLATFORM, EVEN IF TRAVINA HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
TRAVINA’S TOTAL CUMULATIVE LIABILITY TO ANY USER, FOR ANY CLAIM ARISING OUT OF OR RELATED TO THESE TERMS OR THE PLATFORM, WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID TRAVINA IN THE TWELVE MONTHS PRECEDING THE CLAIM, OR (B) ONE HUNDRED US DOLLARS ($100).
14. Indemnification
You agree to indemnify, defend, and hold harmless Travina and its officers, employees, and affiliates from any claims, damages, liabilities, or expenses (including reasonable attorneys’ fees) arising out of or related to:
- Your use of the Platform
- Your violation of these Terms, the Privacy Policy, or the Pledge
- Your interactions, contracts, or disputes with other Users
- Any content you submit
- Your violation of any law or third-party right
If you are an Agency, this also covers claims arising out of or related to your Affiliated Advisors’ use of the Platform, your representations about your authority or their affiliation, the payment details you maintain, and any dispute between you and an advisor over amounts you received through the Platform.
15. Dispute Resolution and Governing Law
15.1 Governing Law
These Terms are governed by the laws of the State of Georgia, without regard to its conflict-of-law principles.
15.2 Informal Resolution
Before bringing any formal claim, you agree to contact Travina at support@travina.co and attempt to resolve the dispute informally for at least 30 days.
15.3 Arbitration
Any dispute not resolved informally will be resolved by binding individual arbitration administered by the American Arbitration Association (AAA) under its Commercial Arbitration Rules, conducted in Palmetto, GA. You and Travina waive any right to a jury trial.
15.4 Class Action Waiver
You and Travina agree that any dispute will be brought only in an individual capacity, not as a plaintiff or class member in any class, collective, or representative action.
15.5 Exceptions
Either party may bring claims in small claims court or seek injunctive relief in court for intellectual property infringement.
16. General
- Entire Agreement. These Terms, together with the Privacy Policy and the Pledge, are the entire agreement between you and Travina.
- Changes. Travina may update these Terms from time to time. We will post the updated version and update the “Last Updated” date. Continued use after changes means you accept them.
- Severability. If any provision is found unenforceable, the rest will remain in effect.
- No Waiver. Travina’s failure to enforce any provision is not a waiver of that right.
- Assignment. You may not assign these Terms without our consent. Travina may assign these Terms in connection with a merger, acquisition, or sale of assets.
- Notices. Travina may give notices through the Platform or by email to the address on your account.
